I.What to consider when you are selling your home?
1.What is the "market value"?
a. Request a Comparative Market Analysis (CMA) from a licensed Real Estate
Agent
b. CMA will show:
1. Houses actively listed for sale in your neighborhood
2. Houses sold over the previous six and twelve month period
3. Comparison based on several factors i.e. square footage, lot size, special
features, etc.
II. Prepare your home for sale
1. Evaluate the property one room at a time
a. What items need attention: Paint walls, ceilings, trim, exterior & interior
-- Make the property make a good first impression
b. Clean or replace soiled and worn carpet
c. Organize and clean out all closets, cabinets etc.
d. Remove all clutter Includes garage and kitchen counters
e. Either clean or have your windows cleaned
f. Forget your emotional ties to your home and walk throughout your home both
inside and out with the same critique that a buyer will have.
2. Contract for a Home Inspection with a NC inspector's license
a. Fix all items that the inspection report lists In particular any electrical,
plumbing, roofing, structural items. It is better to make the repairs now
than under the time restraint dictated by a contract.
b. Make a copy available to potential buyers
c. Clean up the yard, trim bushes, plant flowers, keep lawn mowed etc. 1.
Remove any items that appear unsightly
3. Put down fresh mulch in flower beds
4. Look at the yard from a buyer's standpoint
III. Select a listing agent
1. Consider three agents
a. Request a CMA from each
b. Request a written marketing plan
c. Request references of past clients
d. Request a list of strengths and weaknesses for marketing your home
