Why Sellers should have Inspections completed prior to
Listing their Home for Sale

The inspection report also exceeds the legal requirements for seller disclosure under NC state law. By revealing a larger body of information, a seller can effectively limit future liability. When this proactive step of pre-inspection is coupled with the seller offering a “home warranty” policy, buyers are more willing to acquire an existing home rather than turning to new construction where they receive the builder’s warranty for a minimum of one year on all mechanical system in the house.
Inspections kill more deals than any other single factor besides overpricing. All existing homes have some minor and some major problems. Do the seller’s inspection up front and move your home toward sale and closing faster and smoother. You will be thankful that you did!
